Flats bring their own challenges, from getting a boiler and tools up several flights of stairs to finding a flue and condensate route that works for the whole building. In a flat, a combi is usually the natural choice: there is rarely room for a cylinder and one bathroom rarely needs more hot water than a combi can give. The harder part is the route out. We check where the flue can go, whether the condensate pipe can drain inside or has to run outside, and whether the gas meter is close enough to feed the new boiler properly.

Stopping frozen condensate pipes

Condensing boilers produce water that drains away through a condensate pipe. When that pipe runs outside, as it often does in flats, it can freeze in a cold snap and shut the boiler down. Wherever possible we route it internally, and where it has to run outside we use a wider pipe and insulate it, to keep your heating running through the winter.

Landlords and communal heating

For landlords we can replace a boiler between tenancies, liaise with tenants on access and leave you with the Gas Safe registration and paperwork. Some newer blocks, particularly around Hackney Wick, run on a communal heat network instead of individual gas boilers. If that applies to your building we will tell you straight away, rather than quoting for something you cannot have.
